Four (4) Point Inspection
A Four (4) Point inspection is commonly requested by insurance carriers when obtaining or renewing a homeowner’s insurance policy, particularly for older homes. Insurance requirements vary by carrier and property. The inspection provides a limited visual evaluation of four major systems of the home: roofing, electrical, plumbing, and heating/air conditioning (HVAC).
The purpose of the inspection is to determine the approximate age, general condition, and remaining lifespan of these systems. This is a limited visual inspection of components the insurance company may find unsafe or problematic.

As of 09/01/12, a 4 point insurance inspection is required by Citizen’s Insurance Company on every home 30 years or older in order to obtain a new insurance policy or renew an existing policy.
*It is important to remember that this is a limited visual inspection and does not replace an home inspection, such as for a purchase or
sale (listing inspection).

A Wind Mitigation Inspection documents specific construction features that may help a home resist wind damage during hurricanes and other high-wind events. The inspection is performed using the current Florida wind mitigation inspection form and provides documentation that may be submitted to your insurance carrier for consideration of available wind mitigation credits or discounts. The inspection evaluates and documents applicable features of the home, including:
Wind mitigation inspections do not determine insurance premiums or guarantee insurance discounts. Final eligibility and available credits are determined by the individual insurance carrier based upon the inspection findings, supporting documentation, and current underwriting requirements.

- Roof Deck Attachment – The method and strength of attachment of the roof decking to the roof framing.
- Roof-to-Wall Attachment – The connection of the roof structure to the exterior walls, such as toenails, clips, single wraps, or double wraps.
- Roof Geometry – The overall roof configuration, including whether the roof qualifies as a hip roof under the applicable inspection criteria.
- Secondary Water Resistance – Documentation of a qualifying secondary water resistance system when present and verifiable.
- Opening Protection – Evaluation and documentation of qualifying protection for exterior openings, including windows, exterior doors, garage doors, and skylights where applicable.
