CONDO INSPECTIONS

A Bennett Property Inspection Condominium Inspection is a comprehensive evaluation of the building systems and components within a condominium unit. Common elements are not included in the inspection since they are covered by the technical audit performed by the condominium association and are a shared responsibility among all unit owners. The inspection includes major appliances as well as maintenance and service issues for the unit. The inspection and written report provide the critical information needed to make an informed decision. Knowledge and information is power in all real estate transactions. 

PRIVATE EQUITY/HARD MONEY DRAW INSPECTIONS

This type of inspection is meant to inform prospective buyers of major visible problems before they have made a purchase offer on a property . Bennett Property Inspection will give you a professional opinion on the degree of difficulty involved in renovating, as well as any input that could add value to the property and make your renovation a little easier.

CONSTRUCTION/BANK DRAW INSPECTIONS 

There is no arguing that a 3rd party inspection will save you time and money. We offer competitive pricing that is primarily based on the number of inspections and how the client wants to structure the draws. The number of payments in the draw schedule will depend on the size of the project and the preferences of the builder or bank. A draw schedule of five to seven payments is common for a new house. The draw schedule is a detailed payment plan for a construction project. Many banks will require draw inspections to verify the builder’s progress. During the construction process we will inspect the residential job site and produce a report on the status of the project. Our report includes percentage complete of the particular draw or phase of construction. We also provide comments concerning any problems noted as well as high quality digital pictures.

11 MONTH WARRANTY INSPECTION

Most builders offer a one-year warranty on a new home. Bennett Property Inspection will schedule and inspection during the 11th month and perform a full home inspection before the builder’s warranty expires.

POST CONSTRUCTION INSPECTIONS

After your contractor finishes the work—whether it’s a new roof, an addition, alteration, siding, windows, doors, or electrical or plumbing work—Bennett Property Inspection will inspect it to confirm that the work was done properly and according to your plans and specifications, per your contract.
