WHAT WE INSPECT

A professional home inspection provides an independent visual evaluation of the home’s accessible systems and components. Bennett Property Inspection evaluates the major areas of the property from roof to foundation, documenting observable deficiencies, safety concerns, and conditions that may warrant repair, maintenance, or further evaluation. Inspection scope is subject to accessibility, safety conditions, and the applicable Standards of Practice.

Roofing Systems
The inspection includes the accessible roof covering, roof drainage systems, flashings, skylights, chimneys, and visible roof penetrations. Observable signs of deterioration, damage, improper installation, active or prior leakage, and other conditions warranting attention are documented. Roof covering materials and the method used to inspect the roof are identified when applicable.

Exterior Structural Integrity
The inspection includes accessible exterior wall coverings, flashing and trim, exterior doors and windows, eaves, soffits, fascia, decks, balconies, porches, steps, railings, driveways, walkways, patios, grading, drainage, and retaining walls where applicable. Observable deterioration, damage, moisture-related conditions, and other deficiencies affecting the building are documented.

Interior Structural Integrity
Accessible interior areas are evaluated, including walls, ceilings, floors, stairs, railings, doors, windows, countertops, and installed cabinetry. Observable damage, moisture intrusion, deterioration, and other conditions warranting attention are documented. Cosmetic finishes and personal property are generally outside the scope of the inspection.

Structural Inspection
Accessible structural components are visually evaluated, including foundations, floor structures, walls, columns or piers, ceilings, roof framing, crawl spaces, and attic areas where applicable. Observable movement, deterioration, moisture-related conditions, and other indications of potential structural concerns are documented. Access may be limited by safety conditions, obstructions, finished surfaces, or other conditions present at the time of inspection.

Heating, Ventilation and Air Conditioning (HVAC)
Accessible heating and cooling equipment, normal operating controls, distribution systems, visible ductwork, registers, filters, and related components are evaluated using normal operating controls when conditions permit. The inspection documents system type, general operation, and observable deficiencies or conditions warranting service or further evaluation.

Plumbing
Accessible water supply, distribution, drain, waste, and vent components are evaluated, along with plumbing fixtures, faucets, functional flow and drainage, water-heating equipment, and visible piping. Observable leakage, deterioration, improper installation, and other plumbing deficiencies are documented. The location of the main water shutoff is identified when accessible.

Electrical System
Accessible electrical components are evaluated, including service equipment, electrical panels, visible conductors, overcurrent protection, grounding and bonding components, switches, lighting, receptacles, GFCI protection, and other readily accessible electrical components. Observable safety concerns, improper installations, damaged components, and conditions warranting correction or further evaluation are documented.

Insulation and Venting 
Accessible insulation and ventilation components are evaluated in attic and other unfinished areas where applicable. The inspection includes observable insulation coverage, attic ventilation, and accessible kitchen, bathroom, and laundry exhaust systems. Deficiencies such as missing or inadequate insulation, improper vent termination, and other readily observable conditions are documented.

Garage Inspection
Accessible garage components are evaluated, including walls, ceilings, floor surfaces, vehicle doors, installed door operators, and the door between the garage and interior living areas where applicable. Garage door operation and accessible safety-reversal features are evaluated when conditions permit, and observable safety or operational deficiencies are documented.

Appliance InspectionBasic operational functions of permanently installed kitchen appliances are evaluated when utilities are available and conditions permit. This may include the dishwasher, range, cooktop, oven, garbage disposal, range hood or ventilation equipment, and built-in microwave. The inspection does not include calibration, self-cleaning functions, timers, specialty features, or evaluation of non-built-in appliances.
